PROCEDURES FOR NEW BUILDING PLAT APPLICATION

 

This is not a specific permit is a process for new building application as stated in Section 3.21 of the Zoning Ordinance as follows:

 

A final plat must be approved by the Planning commission prior to the issuance of any building permit for any structures within the plat, unless there are structures already occupied prior to the approval of the preliminary plat.  Prior to issuance of a building permit for any building in the plat, the following items must be fulfilled, unless waived by the appropriate Village department.

 

            1. Improvement plan approval

            2. Block grading, flood way, soil erosion plan approval

            3. Basement elevation and building opening restriction approval

            4. Construction of hydrant water, adequate fire access, storm water detention, flood

                 ways and soil erosion controls.

            5. Security for non-completed construction

            6. Approval of the Final Plan

 

The Village Planning commission may recommend issuance of zoning permit to allow for gaining the required building permits prior to the approval of the final plat in exceptional or unusual circumstances.  If so, financial, engineering, and liability assurances including an indemnification agreement shall be provided by the proprietor in a form satisfactory to the Village.  Recommendations to the Planning commission on the permit issuance shall be made by the Village of Nashville Department of Public Works, Engineering, Fire and Police Dept.

 

A. Submit the following information to the Nashville Planning Commission: *

·        Location of property involved in request

·        Name and address of applicant

·        Legal description of property

·        Present zoning of property

·        A site plan sketch, showing all existing and future proposed parcel splits and proposed structures. Including drawings showing proposed utilities, sidewalks, curb openings, pavement width, fire hydrants, water and storm drainage facilities, topography and vegetation.

·        Proof of other permits and/or approvals that are required by the State of Michigan and Barry County.

 

B. The request will be given to the Planning Commission for approval

(no public hearing is needed – Planning Commission will consider site plan application at their next scheduled meeting) Planning meets on the 1st Tuesday of each month

 

Approval of the site plan application must also be received from:

·        Village Fire Chief

·        Village Engineer

·        Director of Public Works

·        Zoning Administrator

 

 

Plat approval includes the following, unless waved by the appropriate Village Department

·        Improvement plan approval

·        Block grading, flood way, soil erosion plan approval

·        Basement, elevation and building opening restriction approval

·        Construction of hydrant water, adequate fire access, storm water detention, flood way and soil erosion controls

·        Approval of the Final Plan

 

C. Approved request (with or without stipulations) *

·        Apply for final site plan approval

·        Apply for zoning permit (for new buildings) **

·        Apply for soil stripping permit if needed

·        Apply for building permits from Barry County

 

D. Denied request

·        Drop request

·        Reapply with revisions

 

* any revisions in approved request requires additional approval of changes

                         

** preliminary &/or final site plan (plat) application approval and zoning permit are required before new buildings can be placed on a proposed building site (see instructions for needed application/permit for additional information)
